Jaynic has a promotion agreement on 270 acres off of Rougham Hill, located on the south-eastern side of the town. Following initial representations, the entire site has been identified in the West Suffolk Local Plan (Regulation 18) Preferred Options, in anticipation of a significant new residential-led mixed use scheme. Early site assessment indicates a capacity in excess of 1,440 new dwellings, together with associated facilities and employment opportunities.

West Suffolk Council are due to adopt a new Local Plan in July 2024 and the scheme is likely to be delivered over this and subsequent Local Plan periods.
