COMMERCIAL Land Promotion

JAYNIC specialises in promoting land through the planning system for employment uses.
Although we buy land directly, we work with many landowners in partnership to create and maximise value.
Maximising value

The first increase in land value is derived from securing outline planning including the details of necessary infrastructure to service future development.

The next increase in value arises from the implementation of the infrastructure works. A landowner is then able to sell serviced development plots, or work with us as a developer to build out.

Whatever the value of serviced land, one can generally at least double the potential receipt by developing buildings for occupiers. We allow landowners to capture a good proportion of this upside whilst we spend the time and money making it happen.

Commercial Arrangements

We are happy to work with landowners in any number of commercial arrangements - joint ventures, promotion and/or development management agreements.

Choosing JAYNIC as promotion partner can be structured under varying models. In many cases, JAYNIC can speculate all costs of the planning process (potentially hundreds of thousands of pounds) at our risk and then share in the upside of the enhanced land value on realisation.

The landowner can be as involved or as distant from the project as they wish. They can invest beyond inputting the land or allow us to bear all expenditure to take the land forward.

SUFFOLK PARK

SP147 & SP206 warehouses were speculatively developed in 2018 in Bury St Edmunds. Both units provide high quality office content and excellent sustainability credentials.

The BREEAM excellent developments have a 12.5 m clear height, 50m deep service yards, level access and dock loading together with ancillary offices. The units are the first to be constructed on the 114-acre park that has planning consent for 2m sq ft.

JAYNIC has been appointed by London Stock Market quoted global flavour and fragrance solutions company Treatt plc to develop a new global headquarters facility at Suffolk Park, Bury St Edmunds, Suffolk.

The new headquarters will include offices, manufacturing, logistics and a warehousing facility totalling 112,000 sq ft as a first phase with provision to expand up to 200,000 sq ft in a later phase.
